What Your Budget Buys in Santa Rosa Beach in 2026

Search the median price for Santa Rosa Beach and you will get four different answers depending on which portal you check. Zillow shows a home value around $857,000 as of late spring 2026. Movoto puts the July 2026 median list at $1.03 million. Redfin reports a trailing three-month median sale of $1.06 million. Realtytrac lists active inventory ranging from about $128,000 to $19.9 million inside a single ZIP code. All of them are technically correct, and none of them tell you what your money buys.

That gap between the median and the market is where most out-of-state buyers lose money. Before we get to what your dollar picks up in Dune Allen versus Point Washington, there is a piece of transaction friction that deserves your attention first, because it will not appear on any listing.

The 32459 rental clock is different from the rest of Walton County

In February 2026, Walton County announced it was aligning short-term vacation rental registration renewals with the state DBPR licensing cycle. Under the new schedule, renewals are due by June 1 each year, with the online application window opening April 1. This applies to ZIP codes 32550, 32461, and 32413.

It does not apply to 32459.

The county's own news release is explicit: properties in ZIP code 32459, which is Santa Rosa Beach itself, continue on their existing renewal cycle, which per local coverage expires January 31. If you are buying a rental-eligible home along 30A in Santa Rosa Beach and inherit a certificate midway through a cycle, that is a different renewal calendar than the one your agent, your CPA, or your rental manager will assume applies. The annual county certificate is $300 per property, or $227 inside a registered community, and operating without a valid certificate carries fines of up to $500 per day. As of January 1, 2026, mandatory signage at the property must include the county's official hotline number.

This is the sort of detail that decides whether a "turnkey" rental is actually turnkey the day you close.

The median is the average of two markets moving in opposite directions

Look at the same window across three sources and the disagreement is instructive:

Source Metric Reading Direction YoY
Redfin, 3 mos. ending mid-2026 Median sale price $1.06M +1.9%
Movoto, July 2026 Median list price $1.03M -6%
Zillow, updated 5/31/2026 Avg. home value (ZHVI) $857,794 -2.3%
Redfin, 32459 ZIP, 3 mos. ending May 2026 Median sale price $952K +7.3%

The sources are not wrong. They are measuring different slices. Sales are running above list, which pulls the sale median up while the list median drifts down. Days on market tell the same split story: Redfin reports the ZIP selling in about 85 days over the trailing period, while Movoto shows a citywide median of 109 days and the Smith Burke 2026 forecast for the broader 30A corridor cites average days on market between 107 and 136.

What is actually happening is that Santa Rosa Beach contains at least three distinct sub-markets stitched into one ZIP, and they are moving on their own clocks.

Gulf-side, bay-side, and everything the median swallows

Santa Rosa Beach is unincorporated and stretches from Choctawhatchee Bay to the Gulf. Inside that footprint sit named enclaves that price and trade differently.

Gulf-front and Scenic 30A. The western terminus of the 19-mile Timpoochee Trail sits at Dune Allen Beach, with Blue Mountain Beach, Gulf Place, Grayton Beach, and WaterColor stepping east along 30A. Blue Mountain sits at slightly higher elevation with a smaller commercial footprint. Gulf Place is the walkable retail node. Grayton anchors the state park and Western Lake, one of the fifteen coastal dune lakes found in Walton County, a landform that exists in only a few places worldwide. WaterColor wraps Western Lake and the Big and Little Redfish Lakes and prices for its resort infrastructure. Along this strip, a buyer is paying for beach access, the bike trail, and rental eligibility. The premium per square foot is the highest in the ZIP.

Bay-side and Point Washington. North of US 98, the geography changes. Point Washington sits inland near the bay, next to the 15,000-acre Point Washington State Forest and Eden Gardens State Park, home to the 1897 Wesley House on Tucker Bayou. Bay-front lots offer something the Gulf side cannot: private docks and deep-water boating on Choctawhatchee Bay. A bayfront buyer who wants to keep a boat at home is not competing with the same pool of buyers as a 30A cottage shopper, and prices per square foot reflect that.

Inland residential. Hogtown Bayou, Mack Bayou, Driftwood Estates, and Naturewalk cover the full-time-residence end of the market, closer to Sacred Heart Hospital, retail on 98, and the Walton County school anchors including South Walton High and Emerald Coast Middle. These are car-dependent addresses. They also carry the smallest lifestyle premium and, correspondingly, the most negotiable pricing.

Realtytrac's range from about $128,000 to $19.9 million inside 32459 is not noise. It is the arithmetic of a market where a bayside cottage on a wooded lot, a Grayton cottage a block from the sand, and a Gulf-front new build all get averaged into the same "median."

The HOA layer overrides the county baseline

Buyers who plan to rent tend to stop researching after they confirm the county allows short-term rentals. That is the wrong stopping point.

Individual community associations along 30A can, and do, layer rules on top of Walton County's ordinance. According to a 2026 investor guide from The Short Term Shop, those layers include minimum-stay requirements of three, seven, or even thirty nights, weekly caps on how many weeks per year an owner can rent, mandatory participation in a community rental program, and prohibitions on listing through Airbnb or Vrbo at all.

A seven-night minimum versus nightly rentals can reduce your annual revenue by 15 to 25 percent.

That is not a small adjustment on a pro forma. On a home projected to gross $110,000 in nightly rentals, a seven-night minimum imposed at the HOA level can pull $16,000 to $27,000 out of the top line before the county's 11 percent combined sales and tourist development tax is even applied. Two houses on adjacent streets can have very different rental economics because one sits inside an association that allows nightly stays and the other does not. The MLS will not flag this. The HOA declaration will.

For anyone weighing the numbers, my Santa Rosa Beach neighborhood overview is a reasonable starting point for which enclaves sit where, but the rental economics have to be verified association by association.

What 100-plus days on market actually gives a buyer

The other correction the current market forces is on pace. In 2021 and 2022, days on market across 30A ran short enough that inspection contingencies were routinely waived and second walkthroughs were a luxury. In 2026, with the corridor averaging between 107 and 136 days on market and Santa Rosa Beach itself running 85 to 109 depending on the source, the negotiating position has changed.

That length of time is enough to schedule an inspection with a coastal specialist who understands stucco moisture intrusion and pre-2004 roof systems. It is enough to price homeowners insurance on the specific address before removing contingencies, which matters given the state's ongoing insurance reset and the underwriting sensitivity to roof age, wind mitigation features, and flood zone. Homes marketed as fortified new construction or with recent mitigation upgrades are pricing better in this cycle for the same reason.

The mortgage backdrop supports the same behavior. Thirty-year fixed rates stabilized in the low-6 percent range through 2026, which lets buyers plan around a predictable monthly number instead of racing a rate lock.

FAQ

Does the 32459 rental renewal calendar apply if I buy in WaterColor or Grayton? Yes. The Walton County news release specifies ZIP code 32459 remains on the existing cycle, which covers the Santa Rosa Beach communities from Dune Allen east through the WaterColor and Seagrove side of the corridor.

Can I assume the seller's rental history will carry to me? No. Certificates are tied to the property and the responsible party, and any change in managing agent or local responsible party requires filing and a fee. Advertised income should be verified against the actual permit status and against the community's current HOA rules, not last year's rules.

Is a bayfront home a comparable investment to a Gulf-side home at the same price? They are different assets. Bay lots typically offer larger footprints and dock potential. Gulf-side homes carry stronger short-term rental demand and higher per-night rates. Which one performs better depends entirely on whether the buyer intends to rent, boat, or hold long term.

Working with a finance-first read on the market

The median is a starting point, not an answer. A Gulf-front cottage in Grayton, a bay lot in Point Washington, and a full-time residence in Driftwood Estates are three different investments that happen to share a ZIP code and a market summary. The right one depends on how you plan to use it, how the association allows you to use it, and which renewal calendar the property sits on the day you close.
